What is Contract Works Insurance?

Contract Works Insurance (also known as Construction Insurance or Builders Risk Cover) acts as your financial safety net. It protects your structure under construction, on-site materials, and legal liabilities—ensuring a physical mishap doesn't become a financial catastrophe.

Target Audience

Who Needs Contract Works Cover?

Contract Works Insurance is strongly recommended—and often contractually required—for Australian construction projects:

Commercial & Domestic Builders: To protect ongoing turnover across multiple residential or commercial sites under an Annual Policy.

Subcontractors & Trades-professionals (Tradies): Especially those managing specific parts of a large-scale project where the principal contractor's contract works insurance does not extend to their specific materials or tools.

Owner-Builders: Everyday homeowners taking on the role of a registered builder for a specific renovation or new build. For this group, we arrange a Single Project Policy tailored strictly to the duration of that specific construction contract.

Common Inquiries

Frequently Asked Questions

While they complement each other within a Business Insurance Pack, they protect different risk areas. Contract works insurance covers physical loss or damage to the actual building structure under construction and the materials on-site (e.g., storm damage or timber theft). On the other hand, Public Liability protects your business against third-party claims for personal injury or property damage caused by your construction activities (e.g., damaging a neighbouring property).
Responsibility is typically determined by the underlying construction contract. In most commercial and residential projects across Australia, the principal builder manages the risk by holding an annual contract works insurance policy. However, for major home renovations or extensions, the homeowner acting as an Owner-Builder is usually responsible for arranging a single-project policy to ensure the site is fully protected.
Yes, but within specific parameters. An annual contract works insurance policy automatically covers all projects logged during the insurance period, provided they do not exceed the "Maximum Project Limit" (turnover per project) and the "Maximum Construction Period" specified in your schedule. If you take on a unique or larger project that falls outside these pre-agreed limits, you must notify your Lesure broker to secure an endorsement.
Generally, the permanent physical structure being built is covered regardless of which subcontractor did the work. However, a subcontractor’s personal tools, plant machinery, and independent public liability risks are usually not covered under the principal builder's contract works insurance. We can request that your policy note vicarious liability for subcontractors where available, but we still recommend that individual tradies maintain their own specific covers.
Yes, the cover will expire if the project exceeds the estimated completion date or handover date specified in your policy. Contract works insurance does not automatically extend if your site faces material shortages, weather delays, or labor issues. To avoid being left uninsured on an active site, you must contact your Lesure broker at least 14 days before the expiry date to arrange a policy extension.
Standard contract works insurance is designed to protect "New Works" (the new renovations or extensions being added). It does not automatically cover the pre-existing house or commercial building. If you are renovating and want to protect the original structure against accidental collapse or damage caused by the new construction, you must explicitly ask your Lesure broker to add an "Existing Structures" endorsement to your policy pack.
